Mortgage Pre-Approval in Brampton

Neha Joneja, a Mortgage Agent Level 2 in Brampton, arranges mortgage pre-approvals that check your income, credit, debts and down payment against real lender rules, including the stress test and GDS/TDS ratios. Where the lender offers one, you also get a rate hold, so you can make offers in Brampton and across Peel Region with confidence.

What is a mortgage pre-approval, and how is it different from pre-qualification?

A pre-qualification is a quick estimate based on what you tell someone about your income and debts. Nothing is verified, so it can be off by a wide margin. A pre-approval goes further: your credit is pulled, your documents are reviewed, and the numbers are run against a specific lender’s rules.

Even a strong pre-approval is conditional. Final approval comes after you have an accepted offer and the lender has reviewed the property, the appraisal and your up-to-date documents. Neha treats the pre-approval as a rehearsal for that final review, so there are fewer surprises later.

How does a rate hold protect you while you shop?

A rate hold locks in a rate for a set period while you look for a home. Many lenders hold for around 90 to 120 days, but terms vary. If rates rise during that window, your held rate still applies when you buy. If rates fall, many lenders will give you the lower rate, though that isn’t automatic.

If you’re months away from shopping, a hold may expire first. Neha usually suggests applying when you’re ready to book showings, then renewing if your search runs long.

How does the stress test affect what you can borrow?

The stress test is a federal rule that makes you qualify at a higher rate than the one you’ll actually pay, so you could still afford payments if rates went up. Your qualifying rate is the greater of your contract rate plus 2 percentage points, or 5.25%. It applies to insured and uninsured mortgages from federally regulated lenders.

In practice, the stress test is why two buyers with the same income can be told different maximums by different lenders. Some credit unions and alternative lenders, often called B lenders (lenders outside the major banks with more flexible rules), may assess files differently. Neha’s Level 2 licence lets her compare these options when a bank’s number falls short.

What are GDS and TDS, and how do lenders use them?

Lenders check two debt service ratios against your gross (before-tax) monthly income:

  • GDS (gross debt service): your housing costs, meaning the mortgage payment at the stress-test rate, property tax, heating and half of any condo fees. The insured guideline is up to 39%.
  • TDS (total debt service): housing costs plus every other monthly debt payment, such as car loans, credit cards and lines of credit. The insured guideline is up to 44%.

A worked example

Say a couple in Heart Lake earns $120,000 a year combined, or $10,000 a month. Under GDS, housing costs can reach $3,900. Under TDS, total debts can reach $4,400. They also pay $600 on a car loan, $250 on a student loan and $150 in credit card minimums, which is $1,000 a month. That leaves $3,400 for housing under TDS, lower than the $3,900 GDS limit. Their debts, not their income, set the ceiling. Paying off the card or the car before applying can change the result.

What documents do you need for a pre-approval?

What you’ll need

  • Government photo ID for every borrower
  • Employment letter with your title, start date, salary or hourly rate and hours
  • Two recent pay stubs
  • T4s and Notices of Assessment for the last two years
  • 90 days of statements for every account holding your down payment, including FHSA, RRSP and TFSA
  • A signed gift letter if family is contributing
  • For self-employed borrowers: two years of T1 Generals and Notices of Assessment
  • Mortgage statements and property tax bills for any property you already own
  • Separation agreement or court order, if support is paid or received

Upload what you have through Neha’s online application and calculators. Missing items don’t stop the conversation; they just tell her what to ask for next. If you’re self-employed, the self-employed mortgage page covers the extra paperwork.

How long does a pre-approval take?

From first call to pre-approval

  1. Discovery call: Neha reviews your income, debts, savings and goals, in person near Hurontario St and Steeles Ave, online, or by phone in English, Hindi or Punjabi.
  2. Credit and documents: With your consent, she pulls your credit and reviews your documents for gaps before any lender sees them.
  3. Lender match: She chooses the lender whose rules suit your file, from major banks to credit unions to alternative lenders.
  4. Pre-approval issued: You get your maximum price, your expected payment and the conditions the lender will check later.
  5. Ongoing check-ins: If your search runs long, she refreshes the file so it’s current when you write an offer.

Once documents are in, many pre-approvals come back within a few business days. Files with self-employed income, multiple co-borrowers or rental income can take longer.

What can break a pre-approval before closing?

A pre-approval assumes nothing changes. Between pre-approval and closing day, the lender may re-check your credit and documents. These are the most common problems:

  • New debt. Financing furniture for the new place or leasing a car adds a monthly payment and can push your TDS over the limit.
  • A job change. Moving employers, especially into a probation period or from salary to commission, may need fresh approval.
  • Unexplained deposits. Large deposits without a paper trail have to be explained before closing.
  • Missed payments. A single late credit card payment can lower your score.
  • A low appraisal. If the lender values the home below your price, you cover the gap from your own funds.
  • The property itself. An unregistered basement unit, a condo with weak finances or a rural lot on a well can change what a lender will do.

In Brampton’s busier stretches, buyers sometimes feel pressure to make an offer with no financing condition. A pre-approval doesn’t make that safe on its own. Talk to Neha before you waive a condition.

Frequently asked questions

Does getting pre-approved hurt my credit score?

A pre-approval usually involves a credit check, which can cause a small, temporary dip. Shopping your file through one mortgage agent who compares several lenders can mean fewer separate pulls than applying at each bank yourself.

How long is a mortgage pre-approval good for?

It lasts as long as the lender’s rate hold, often around 90 to 120 days, but terms vary. After that, your documents may need updating and the rate may change. Neha can refresh it if your search runs longer.

Does a pre-approval mean I’m approved for sure?

No. It’s conditional on the property, the appraisal and your situation staying the same. Final approval comes after an accepted offer, once the lender has reviewed everything again.

Can I get pre-approved before I’ve picked a neighbourhood?

Yes, and it’s a good idea. Knowing your number helps you compare, say, a townhouse near Bramalea GO with a semi in Credit Valley before you fall in love with either one.

My bank pre-approved me for less than I expected. Is that the final word?

Not necessarily. Each lender applies the stress test and debt ratios with its own policies, and some count overtime, rental income or self-employed income differently. Neha can compare your file with other lenders.

Should I get pre-approved if I’m buying a pre-construction home?

A pre-approval helps you set a budget, but new builds often close a year or more later, well past any rate hold. Your actual mortgage approval happens closer to the closing date, based on your situation then.
